  • Air permeability testing is required for all new dwellings and new commercial buildings under Part L of the Building Regulations. Testing must be carried out on completed buildings before the as-built SAP calculation and EPC can be produced. For developments of more than two units, a proportion of the plots must be tested. Flint Energy can advise on the testing strategy for your development.

  • If a building fails its air permeability test, remedial work is required to identify and seal air leakage paths before retesting. Common causes include gaps around service penetrations, poorly fitted windows and doors and incomplete sealing at junctions. Flint Energy can provide guidance on likely failure points and support retesting once remedial work is complete.

  • Yes. Part E acoustic testing is required for material changes of use as well as new build projects, including conversions of houses into flats and commercial buildings into residential use. The required performance standards vary depending on the type of conversion. Flint Energy can advise on the applicable requirements for your project.

  • Mechanical ventilation systems including MVHR, MEV and single room heat recovery ventilation require commissioning and testing under Part F. Natural ventilation systems do not require formal testing but must be specified and installed to meet the ventilation requirements. Flint Energy carries out commissioning and testing for all mechanical ventilation system types.

  • Part O applies to all new residential buildings in England, including flats, houses and student accommodation. It is particularly relevant for south-facing properties, high-glazing designs and apartments where solar gain is a risk. Both simplified and dynamic thermal modelling routes are available depending on the complexity of the project.

  • SBEM (Standard Building Energy Model) is the calculation methodology used to demonstrate Part L compliance for non-domestic buildings. It is required for new commercial, industrial and mixed-use buildings and for major refurbishments of existing non-domestic properties. Flint Energy carries out SBEM calculations for building control submission across a range of commercial building types.

  • Yes. Flint Energy carries out air permeability, acoustic, ventilation, overheating, water efficiency and energy modelling directly, using our own accredited team. We can manage all compliance testing for a development under a single contract, coordinated with your SAP and EPC work where required.
