An EPC is required whenever a property is built, sold or rented. For new build properties, a predicted EPC is required for planning and building control, and an as-built EPC is required before the property can be sold or let. For existing properties, a valid EPC must be in place before the property is marketed for sale or rent. EPCs are valid for ten years from the date of issue.

Under the Minimum Energy Efficiency Standards (MEES), rental properties in England and Wales currently require a minimum EPC rating of E. The government has proposed raising this to C for new tenancies, though the timeline for this change has not yet been confirmed. Flint Energy can assess your property, advise on the likely rating and recommend cost-effective improvements to meet the required standard.

Yes. SAP (Standard Assessment Procedure) is the government-approved methodology for assessing the energy performance of new build dwellings. A SAP calculation is required to produce both the predicted EPC at planning and building control stage and the as-built EPC at practical completion. Flint Energy carries out SAP 10.2 calculations as part of our new build EPC service.

A retrofit EPC improvement plan goes beyond a standard EPC assessment. As well as producing your current EPC, Flint Energy identifies the improvements most likely to raise your rating, estimates the cost of each measure and advises on grant funding that may be available. This is particularly useful for landlords planning ahead for MEES, homeowners preparing to sell or let, and housing associations managing large portfolios.

Yes. Flint Energy carries out EPC assessments for commercial, industrial and mixed-use properties as well as domestic. Commercial EPCs are required for the sale, lease or construction of non-domestic buildings and are produced using a different methodology to domestic EPCs. A predicted EPC is produced at design stage, based on the intended specification of the building. It is required for planning applications and building regulations submissions. An as-built EPC is produced after construction is complete, based on the actual specification and systems installed. Both are required for new build residential properties before they can be sold or let.
